Real Realty LA Remarks:

With no houses between $700,000 and $1,000,000 in Beverly Hills, West Hollywood and Sunset Strip/West Hollywood Hills areas worthy of our ‘Hot Property of the Week’ distinction, we opened up our search criteria to include more areas and increased our list price to between $1,000,000 and $1,300,000. With a search field of 9 of Los Angeles’ most desirable zip codes resulting in 50 search results, 840 S. Cloverdale was by far the stand out listing. Compared with the single family homes listed one year or even just six months ago, the market of affordable, move in ready houses in prime locations below $1,000,000 is long gone, and so this house can look expensive for what you are getting. But as we tell our clients, buyers and sellers, all that matters in real estate is the condition of the market today. Forget what happened yesterday, what deal you saw 5 months ago or 2 weeks ago, if it isn’t currently active it’s a moot point. All that matters is the current comparables. Whilst bad news for buyers who missed out on the deals of days past, the low inventory is positive for home owners looking to sell.

840 S. Cloverdale may not be the most attractive house for curb appeal the renovated bathrooms and kitchen make it the best deal in our eyes for a move in ready home and we feel some minor painting and decorating could make this house a solid 8 out of 10. Take a look at the pictures and let us know what you think.
