Why your home isn’t selling…

Most home owners look to blame every factor but the price when their home fails to sell when listed on the open market. In reality price is the main factor why your home is not selling if on the open market and listed on the MLS (multiple listing service).

The property below is a prime example about how, before you blame your realtor, the price is more than likely the main factor as to why your home is not selling.

 This condo was originally listed for sale in the Spring of 2009 with an asking price of $1,295,000, the property pictures used are the same used with the current listing agent. The condo was listed for 121 days with the original agent. After a small break, the condo was re-listed in the summer of 2010 with the same realtor who also provided a scaled floor plan of the condo for potential buyers to see the size and layout of rooms prior to scheduling a showing. A month after the original agent listed the property she brought on a co-listing agent to aid in the sale of the condo. This time the condo was listed at $1,195,000 and remained on the market for 68 days.

On the 18th of June  2012, the condo was listed for its third and final time with the co-listing agent hired in 2010 for $975,000. The condo went into escrow within 11 days of being listed. All promotional pictures and listing copy were reused, showing that it was the listing price that was preventing this home from selling.

The condo is in one of West Hollywoods best period buildings and not only is the location unbeatable but the history of this building (original built by MGM to house out of town actors/actresses in the 1930’s) makes it one of my favorite choices for clients who love period features.
